- Pre-visit info — we ask for boiler brand, model, and age, plus any issues you've noticed (short cycling, pressure loss, noises). This lets us arrive with relevant parts if needed.
- Visual inspection first — we look at flue connection, condensate routing, system pressure, and the overall installation before running any tests.
- Combustion analysis — we connect a Testo combustion analyzer to the flue and fire the boiler. CO, CO2, O2, flue temperature, and calculated efficiency tell us the complete combustion story.
- Mechanical checks — pump, zone valves, expansion vessel, pressure relief valve, sensors, and gas valve are all tested or inspected.
- Glycol test — sample drawn, tested for concentration, pH, and inhibitor level. Results documented. Flush recommended if out of spec.
- Written report — you get a clear summary of what we found, what we did, and what (if anything) needs attention before next heating season.
Common Questions
September or early October — before heating season starts. This is when we catch problems while you still have time to order parts without an emergency, and before our emergency call schedule fills up. We also do spring maintenance for homeowners who prefer it. Avoid November and December — that's when emergency calls peak and availability tightens.
A combustion analyzer measures what's coming out of the flue: CO (carbon monoxide — should be near zero), CO2 (should be in a specific range depending on fuel), O2 (excess air), and flue gas temperature. From these numbers, we calculate actual thermal efficiency and verify the gas-to-air ratio is correct. A boiler running with the wrong air-fuel mix burns inefficiently — costing you money — and can produce elevated CO. The analyzer catches this before it becomes a safety or efficiency problem.
Typically 90 minutes to 2 hours for a standard residential boiler. Multi-zone systems with manifolds, multiple circulators, and complex controls take longer. If we find issues during the visit — scale buildup needing a descale, a zone valve on its way out, an expansion vessel that needs recharging — that adds time. We always communicate before doing additional work.

For Navien and NTI specifically, we follow the manufacturer's maintenance procedure and can update firmware if needed.
